Peel Region

Mississauga real estate: homes, condos and neighbourhoods.

Mississauga is a city in Peel Region on Lake Ontario, directly west of Toronto. With 717,961 residents in the 2021 census it is the second-largest city in the GTA, offering everything from condos near Square One to lakeside homes in Port Credit and Lorne Park.

Featured: Lorne Park · Port Credit

Buyers can choose from lakeside neighbourhoods such as Lorne Park, Mineola and Port Credit, historic Streetsville, family neighbourhoods such as Erin Mills, Meadowvale and Churchill Meadows, and high-rise condos in the City Centre. GO train service, the Mississauga Transitway and Highways 401, 403, 407 and the QEW keep the city connected.

Featured neighbourhoods in Mississauga

Two areas I'm asked about most often in Mississauga, and what to know before you buy or sell there.

Luxury · Near the lake

Lorne Park

Lorne Park is one of Mississauga's most sought-after neighbourhoods, a quiet area of large, tree-covered lots close to Lake Ontario in the city's south-west. It is known for its privacy, mature trees and well-regarded schools.

Many of its original post-war bungalows and side-splits sit on generous lots, and a large number have been replaced with new custom homes. That mix gives buyers a choice between updating an existing home and building on a premium lot.

Residents enjoy waterfront parks along the lake, quick access to the QEW, and GO train service on the Lakeshore West line at nearby Clarkson station. Port Credit's shops and restaurants are a short drive east.

When comparing homes here, look at the lot as closely as the house. If you plan to rebuild, check zoning and Mississauga's tree-protection rules before you firm up your offer.

  • Homes: Large lots, custom rebuilds, post-war bungalows and side-splits
  • Access: QEW; GO Lakeshore West at Clarkson
  • Nearby: Lake Ontario waterfront parks, Port Credit
  • Buyer tip: Check zoning and tree-protection rules before rebuilding
Lakeside village

Port Credit

Port Credit is Mississauga's lakeside village, set where the Credit River meets Lake Ontario. Its main street along Lakeshore Road is lined with shops, restaurants and cafes, and the marina, waterfront trails and festivals make it one of the most walkable places to live in the western GTA.

Real estate includes older detached homes on quiet residential streets, townhomes and a growing number of condos near the water and the GO station. That variety attracts downsizers, young professionals and families alike.

Port Credit GO station on the Lakeshore West line offers a direct train to Union Station, and the Hurontario LRT, currently under construction, is planned to run north from Port Credit to the city centre and beyond.

Because condos make up a large share of new supply, buyers should review fees, reserve funds and status certificates carefully. For houses, I compare each home against recent sales on similar streets, since values can vary a lot from block to block.

  • Homes: Older detached homes, townhomes, waterfront condos
  • Transit: GO Lakeshore West at Port Credit; Hurontario LRT under construction
  • Lifestyle: Lakeshore Road shops and restaurants, marina, waterfront trails
  • Buyer tip: Review condo fees and status certificates carefully

Neighbourhoods in Mississauga

  • Port Credit. A walkable lakeside village with a GO station and marina, and a mix of older houses, townhomes and condos.
  • Lorne Park and Mineola. Larger, tree-covered lots near the lake, with many custom homes.
  • City Centre and Square One. Mississauga's downtown, with the city's largest concentration of high-rise condos.
  • Streetsville. A historic main street with village character and established family homes.
  • Erin Mills, Meadowvale and Churchill Meadows. Planned communities with houses, semis and townhomes near parks, trails and schools.
  • Cooksville and Hurontario. A central corridor with older homes and new condos along the future Hurontario LRT.

Types of homes in Mississauga

  • Detached homes. From post-war bungalows and side-splits on large lake-area lots, often rebuilt as custom homes, to two-storey family homes from the 1970s onward.
  • Semis and townhomes. Common across Erin Mills, Meadowvale, Churchill Meadows and other planned communities, a popular choice for growing families.
  • Condos. Concentrated in the City Centre around Square One, with more in Port Credit and along major corridors and the future LRT.
  • Lakeside homes. Larger properties in Lorne Park, Mineola, Port Credit and Clarkson, some of the city's most sought-after streets.

Buying in Mississauga: what to check

  • In Lorne Park and Mineola, compare the lot and rebuild potential against the existing house, and check tree-protection rules before planning.
  • For homes from the 1970s and 1980s, ask about updates to electrical, plumbing, windows and the roof.
  • Get pre-approved before you start, so you know your budget and can move quickly when the right home comes up.
  • For a house, semi or freehold townhome, book a home inspection and ask about the age of the roof, furnace, air conditioner and windows, and any signs of past water in the basement.
  • For a condo or condo townhouse, have the status certificate reviewed by a lawyer: it shows the reserve fund, any special assessments, the budget and the rules, including rental and pet policies.
  • Budget for costs beyond the mortgage: property tax, utilities, maintenance or condo fees, insurance and closing costs.

Only Ontario's land transfer tax applies here, which can save thousands compared with buying in the City of Toronto. Use the buyer's guide calculator to estimate yours.

Selling in Mississauga

  • Price against recent sales of the same type of property nearby: detached, semi, townhome and condo values move differently, and an area average mixes them together.
  • Fix the small things buyers notice first: paint, lighting, hardware, and a clean, uncluttered space; for houses, also the front garden and garage.
  • Gather paperwork early: receipts for major updates on a house, or the status certificate and parking and locker details for a condo.
  • Professional photography, video and a floor plan help buyers understand the layout before they visit, which brings more serious showings.

Renting and investing in Mississauga

Mississauga has a large and steady rental market, supported by Pearson Airport, major employers, the University of Toronto Mississauga and Sheridan College. City Centre condos attract professionals and students, and townhomes and houses rent to families. Before buying for income, check condo rental rules, and confirm that any second unit is legal and registered with the city. See the investor's guide or the renter's guide.

Who Mississauga suits

Mississauga suits buyers who want to be close to Toronto, Pearson Airport and major highways, with plenty of choice at different price points. First-time buyers often start with a City Centre condo or a townhome, families look at Erin Mills, Meadowvale and Churchill Meadows, and buyers seeking larger lots near the lake look at Lorne Park and Mineola. Port Credit suits those who want a walkable village and GO access, and Streetsville offers small-town character.

How I can help in Mississauga

Whether you are buying, selling, renting or investing, I start with a short call to understand your goals, timing and budget. For buyers, I shortlist the right neighbourhoods and property types, review recent comparable sales before you make an offer, and negotiate the price and conditions. For sellers, I prepare a detailed pricing analysis, plan the preparation and marketing, and handle offers through to closing. For landlords and tenants, I help price, market and screen, or find the right rental.

Living in Mississauga

Mississauga offers the waterfront and marinas of Port Credit, the Credit River valley, Square One and a growing downtown, plus the University of Toronto Mississauga and Sheridan College. Trillium Health Partners serves the city, and Pearson Airport is close by.
