It is made up of Woodbridge, Maple, Thornhill, Concord and Kleinburg, and it offers everything from family homes and townhomes to new condos around Vaughan Metropolitan Centre. Featured neighbourhoods in Vaughan
Two areas I'm asked about most often in Vaughan, and what to know before you buy or sell there.
Kleinburg
Kleinburg is a historic village in the City of Vaughan, set in wooded hills between two branches of the Humber River. It grew around a flour mill built by John Nicholas Klein in 1847, and its main street on Islington Avenue is protected by the Kleinburg-Nashville Heritage Conservation District.
Around the village are estate homes on larger lots and newer communities of large custom-style homes, making Kleinburg one of the most sought-after luxury areas north of Toronto. Supply is limited, and most homes are detached.
Residents walk to cafes and galleries on Islington Avenue, hike the Humber valley trails and visit the McMichael Canadian Art Collection. The Binder Twine Festival has been held here since 1890. The Highway 427 extension, opened in 2021 at Major Mackenzie Drive, made commuting to Toronto and Pearson much easier.
Heritage rules can limit renovations in the village core, so check what's allowed before buying a home you plan to change. Kleinburg has no Toronto municipal land transfer tax, which can save a significant amount compared with a similar home in the city.
- Homes: Estate homes, custom-style builds, heritage village homes
- Culture: McMichael Canadian Art Collection; Binder Twine Festival since 1890
- Access: Highway 427 at Major Mackenzie Drive
- Nature: Humber River valley trails
Woodbridge
Woodbridge is Vaughan's best-known established community, with mature, tree-lined streets, a strong sense of community and a lively food and shopping scene along Woodbridge Avenue and Highway 7. The Woodbridge Fair, first held in 1847, is still a local tradition.
Housing is varied: larger detached homes on established streets, semi-detached homes and townhomes, and newer pockets such as Sonoma Heights and Islington Woods. That variety makes Woodbridge a natural fit for move-up buyers and families who want space without leaving the city behind.
The Humber River and its trails run through the area, and Highways 400, 407 and 427 are close by. Line 1 subway service at Vaughan Metropolitan Centre is a short drive away.
I grew up in Vaughan, so I know how Woodbridge's streets differ, from traffic and noise to walking distance to schools and parks. Older homes may need updates to roofs, windows and mechanical systems, which I'll help you factor into your offer.
- Homes: Established detached homes, semis, townhomes, newer pockets
- Lifestyle: Woodbridge Avenue shops and restaurants; Woodbridge Fair since 1847
- Access: Highways 400, 407 and 427; Line 1 at Vaughan Metropolitan Centre nearby
- Nature: Humber River trails

- Semis and townhomes. A popular step into freehold ownership, found across Maple, Woodbridge, Vellore and Patterson, including newer condo townhome communities.

Buying in Vaughan: what to check
- For homes from the 1980s and 1990s, ask about the age of the roof, windows and furnace, which may be due for replacement.
- For new condos and townhomes, check whether any Tarion new-home warranty coverage remains, and confirm parking, locker and condo fee details.
- Get pre-approved before you start, so you know your budget and can move quickly when the right home comes up.
- For a house, semi or freehold townhome, book a home inspection and ask about the age of the roof, furnace, air conditioner and windows, and any signs of past water in the basement.
- For a condo or condo townhouse, have the status certificate reviewed by a lawyer: it shows the reserve fund, any special assessments, the budget and the rules, including rental and pet policies.
- Budget for costs beyond the mortgage: property tax, utilities, maintenance or condo fees, insurance and closing costs.
Ontario and City of Toronto land transfer taxes both apply here. Use the buyer's guide calculator to estimate yours.
Selling in Vaughan
- Price against recent sales of the same type of property nearby: detached, semi, townhome and condo values move differently, and an area average mixes them together.
- Fix the small things buyers notice first: paint, lighting, hardware, and a clean, uncluttered space; for houses, also the front garden and garage.
- Gather paperwork early: receipts for major updates on a house, or the status certificate and parking and locker details for a condo.
- Professional photography, video and a floor plan help buyers understand the layout before they visit, which brings more serious showings.

Renting and investing in Vaughan
Vaughan's rental demand is supported by the subway at Vaughan Metropolitan Centre, the hospital, and a large local employment base. Condos near the subway appeal to commuters and students, while basement apartments in houses can help offset carrying costs where they are legal. Always confirm the zoning and permit status of a secondary suite before counting on rental income. See the investor's guide or the renter's guide.
Who Vaughan suits
Vaughan suits families who want a house with a yard and room for extended family, first-time buyers looking at townhomes or condos, and commuters who want subway access without Toronto's municipal land transfer tax. Woodbridge appeals to buyers who value established streets, Maple and Patterson suit those who want newer homes, and the VMC suits buyers who want a modern condo beside the subway. Because I grew up in Vaughan, I can tell you how individual streets differ, from traffic and noise to walking distance to schools and parks.
How I can help in Vaughan
Whether you are buying, selling, renting or investing, I start with a short call to understand your goals, timing and budget. For buyers, I shortlist the right neighbourhoods and property types, review recent comparable sales before you make an offer, and negotiate the price and conditions. For sellers, I prepare a detailed pricing analysis, plan the preparation and marketing, and handle offers through to closing. For landlords and tenants, I help price, market and screen, or find the right rental.

Alexey is the best, he helped us from start to finish selling our house and buying our forever home. Highly recommend, very patient. We bought a new house with Alexey and had to sell ours in a short time frame in a challenging market. Alexey has used various marketing techniques to get the maximum exposure for our property and we succeeded and successfully sold our home on time!
He is so enthusiastic to do OPEN HOUSE until you sell your house. Even on a long weekend. Another good trait that he has is he will reply to your message anytime of the time within few minutes. And if you have kids, he will take care of them while you’re viewing the house, he will guard the stairs to safeguard them. Highly recommended
Alexey was more than helpful in finding me an condo apartment in Vaughan. He was extremely honest, upfront, and was able to find me a great apartment that fit right in my price range! He was extremely communicative and easy to reach to answer any of my questions at all times.
